How Bentwood Properties decide what to charge for rent?

Your lease rate is going to be determined by several market factors including the condition of the property and location. After conducting a market rental analysis we will advise you of the most likely monthly rental amount.

How will my rental be advertised?

We advertise in a variety of ways. We position ourselves aggressively within google, using key word searches that gives us an advantage in rental searches. Our website is kept up-to-date with vacancies. We also use social media like Facebook and Instagram to advertise our vacancies. Zillow, Hot pads and Trulia have also been proven as a success to reach a variety of potential applicants both locally moving and relocations. Of course, the best referrals come from word of mouth! We get many referrals from our existing tenants or from our sister company Bentwood Realty.

 

How will Bentwood Properties collect my rent, and how will I receive my money?

We encourage tenants to use our online portal to make payments online by bank draft or credit/debit card. If they prefer they may come into our office or drop off payments in our secure lockbox after hours. If rent is not paid by the third day of the month, our staff will contact the tenant for payment.

Each month you will receive your funds via Electronic Funds Transfer

 

 

How much are your management fees?

There are many different factors that will determine the cost of monthly management fees. This may very depending on location of the property, the number of properties the owner has and the level of management that is being requested.

How do you handle security deposits?

Security deposits are all held in a separate security deposit trust account which is accounted for on a monthly basis.

What happens if my tenant does not pay rent?

We make every effort to collect all rent money monthly. We have a designated staff member that works diligently to collect all rent.

How do you handle repairs and maintenance?

We request all maintenance be submitted in writing. Tenants may submit their request from our website, their tenant portal or come in to our office. Under normal circumstances all maintenance requests are completed within 48 hours of receiving them.

What happens if there is an after-hours emergency?

We have an after hours call center that answers all emergency calls and will inform the person on call, so the emergency can be addressed promptly.

When and how will I get my financial report?

You have the choice to access your financial report via “Owners Portal” or to have it mailed or emailed.

What do you charge if my property is vacant?

No!

You will be charged your utility payment and any maintenance to the property.

Can I use my own vendors for repairs?

You may use your own vendors for repairs. But we do like for you to know we  have a in house maintenance crew and work with local trades to ensure you get the best possible repair price.
